The developer shall <br />contact the appropriate Parks and Recreation <br />Department personnel for the purpose of identifying <br />park property corners. <br /> <br />Provide sufficient public road access of no less <br />than 300 feet for neighborhood parks, and additional <br />frontage for community parks. <br /> <br />AGREEMENT AS TO DEDICATION <br /> <br />Agreements as to the requirements in Sections 170.061 <br />through 170.069 above shall be made prior to preliminary <br />plat approval. Failure of the City Council and <br />subdivider to reach agreement regarding the matters in <br />Sections 170.061 through 170.069 above shall constitute <br />denial of the preliminary plat. <br /> <br />EXCEPTIONS <br /> <br />In the case of a request to divide a lot which is a part <br />of a recorded plat where the division is to permit the <br />adding of a parcel of land to an abutting lot which does <br />not create a new buildable lot, the subdivider shall be <br />exempt from complying with any prOcedural requirements <br />of this ordinance. <br /> <br />APPLICATION TO MINOR SUBDIVISIONS <br /> <br />In the event of a minor subdivision, the provisions of <br />this Ordinance shall apply to the new lots being created <br />rather than the gross area being subdivided. <br /> <br />APPLICATION TO RESUBDIVISION <br /> <br />ne <br /> <br />In the event of a resubdivision of a parcel for <br /> <br />which park dedication requirements have previously <br />been met, no additional park dedication requirements <br />shall be imposed as a result of the resubdivision <br /> <br />providing the overall density of development of the <br />parcel remains the same as the density allowed under <br />the zoninq in effect at the time of the initial <br /> <br />subdivision. <br /> <br />8 <br /> <br /> <br />
