Hakanson <br />Anderson <br />Assoc.,Inc. <br /> <br />Engineers, Surveyors & <br />Landscape Architects <br /> <br />February 28, 1989 <br /> <br />Mr. Gerald Zimmerman <br />Ramsey Planning & Zoning Commission <br />City of Ramsey <br />15153 Nowthen Boulevard N.W. <br />Ramsey, MN 55303 <br /> <br />Re: <br /> <br />Revised North Forty 2nd Addition <br />Preliminary Plat Review <br /> <br />Dear Mr. Zimmerman: <br /> <br />We have reviewed the revisions for the preliminary plat for North <br />Forty 2nd Addition and offer the following comments: <br /> <br />1) <br /> <br />As previously stated, North Forty 2nd Addition is a 40.5 acre <br />development with 13 residential lots. <br /> <br />2) <br /> <br />Soil borings suitable in number to determine the water table <br />throughout the plat and soil classifications to determine if <br />the soil is suitable for on-site waste disposal systems were <br />not provided as requested. Two borings were provided with the <br />original submittal of the preliminary plat; These borings do <br />not reflect the water table elevation on Lots 3-7, Block 1. <br /> <br />3) <br /> <br />The additional area to be dedicated for parkland to provide <br />access around the ponding area on the south boundary of the <br />plat was provided to approximately elevation 871. Filling of <br />the wetland may be required to construct a trail above <br />elevation 871. In addition, the drainage calculations show <br />that the high water level will be at elevation 873. Since the <br />land dedicated is less than 10%, the balance will have to be <br />paid in cash. <br /> <br />4) <br /> <br />Easements for the drainageways and detention ponds are not <br />shown on the plans.
