CASE #4: <br /> <br />REQUEST FOR PRELIMINARY PLAT APPROVAL FOR DE!,I,WOOD HII J~S <br />ADDITION <br /> By: Mark S. Banwart, Community Development Director <br /> <br />Background: <br /> <br />On March 8, 1989, the City of Ramsey received application and sketch plan from <br />Lee A. Hennen, Dellwood Rental and Construction Company for Dellwood Hills <br />Addition. The proposed addition is located in part of the Northeast Quarter of the <br />Northeast Quarter of Section 8, and part of the Northwest Quarter of the <br />Northwest Quarter of Section 9, Township 32, Range 25, Anoka County, <br />Minnesota. The proposed subdivision has an area of 23.9 acres and consists of 9 <br />single family residential lots. The average density is 2.65 acres per lot. For your <br />information, the following items are enclosed: <br /> <br />B. <br />C. <br />D. <br />E. <br />F. <br />G. <br /> <br />Site plan location map <br />Proposed subdivision <br />Public hearing notice <br />List of Properties notified <br />Affidavit of Publication <br />City Engineer's review (March 24, 1989) <br />City Engineer's review (April 27, 1989) <br /> <br />Observations: <br /> <br />On April 4, 1989, the Ramsey Planning and Zoning Commission noted that all lots <br />on the South half of the proposed subdivision would have double street frontage if <br />171st Avenue to the West of Bison Street was extended and that the length of the <br />cul-de-sac would require a variance. A motion was made and carried to <br />recommend that Dellwood Hills Addition proceed to preliminary plat stage. On <br />April 13, 1989, the Park and Recreation Commission recommended that the City <br />accept cash to satisfy park dedication requirements due to the fact that there is no <br />proposed plan for a park or trail in that area. <br /> <br /> <br />
