Recommendations: <br /> <br />There appears to be some potential problem of flanking the proposed lots on the <br />South half of the development with a double street frontage (There is a 66~ street <br />allowance for the extension of 171st Avenue Northwest to the West of Bison Street <br />Northwest). In addition, the proposed Cul de Sac Street at 1100+ feet exceeds the <br />maximum length of 600' provided by City Code. The developer should consider <br />contacting the land owner to the South of the proposed subdivision in an effort to <br />possibly develop a larger subdivision which could utilize an develop the 171st <br />Avenue extension West of Bison Street. In doing so, the subdivider could extend a <br />number of North/South oriented Cul de Sacs, thereby eliminating the need for an <br />overextended Cul de Sac and potential situation of a double street frontage. On <br />April 4, 1989, the Ramsey Planning and Zoning Commission approved the sketch <br />plan and recommended the subdivider proceed to preliminary platting. <br /> <br />Staff recommends that park dedication be satisfied in cash. <br />Staff recommends that the commission recommend preliminary plat approval, <br />contingent upon the City Engineer's review (April 27, 1989). However, the staff <br />strongly encourages the Westerly development of 171st Avenue Northwest and the <br />total realignment of streets within the proposed Dellwood Hills Addition. Another <br />format could be the provision of a Northerly easement to allow for a future possible <br />road connecting the proposed Dellwood Hills street to County Road #63.
