Hakanson <br />Anderson <br />Assoc., inc. <br /> <br />Engineers, Surveyors & <br />Landscape Architects <br /> <br />April 27, 1989 <br /> <br />Mr. Gerald Zimmerman, Chairman <br />Planning & Zoning Commission <br />City of Ramsey <br />15153 Nowthen Boulevard N.W. <br />Ramsey, MN 55303 <br /> <br />Re: Dellwood Hills Preliminary Plat <br /> <br />Dear Mr. Zimmerman: <br /> <br />We have reviewed the above referenced preliminary plat and <br />supporting information. <br /> <br />Following is a list of comments resulting from our review of the <br />Dellwood Hills proposed plat: <br /> <br />1) <br /> <br />Dellwood Hills is a proposed 23.9 acre plat consisting of nine <br />single family lots as shown on the sketch plan which was <br />approved on April 4, 1989. <br /> <br />2) <br /> <br />According to the Anoka County Soil Survey, the soils consist <br />of Nymore loam sand and Zimmerman fine sand. Based on the <br />soils survey and the soil borings, all lots have adequate <br />Class I soils for on-site systems. <br /> <br />3) <br /> <br />The proposed cul-de-sac street (1100'+) exceeds the maximum <br />length of 600 feet provided by city Code. Therefore, a <br />variance will be required. The City could require an easement <br />to the north for future access from County Road 63. This <br />would eliminate the nonconforming cul-de-sac in the future. <br />Another alternative would be to realign the streets to extend <br />171st Avenue to the west. The half section map shows a 66' <br />driveway easement south of the plat.
