Mr. Gerald Zimmerman, Chairman
Page 2
April 27, 1989

Bison Street is not an improved street. Therefore, the part
of Bison Street abutting the plat should be upgraded to City
standards.

5)

In review of the street plans, the plans did not show the
upgrading or the existing profile of Bison Street as required
by city Code. The specification should also be revised to
provide for a maximum deviation of 1.5 inches ± in any 50 foot
section of bituminous curb.

In review of drainage, the proposed plat shows the runoff
draining onto the property to the south of the plat. Article
170.037C of the City Code requires that surface water drainage
be conveyed to a publicly owned or controlled drainage
facility or storm sewer. Also, plan and profiles of drainage
ditches must be provided.

7)

The proposed plat will be subject to cash payment in lieu of
park dedication.

We would recommend approval of the plat subject to items discussed
in this letter and meeting the requirements of the City Code.

If you have any questions in regard to the proposed development,
feel free to let us know.

Sincerely,

HAKANSON ANDERSON ASSOCIATES, INC.

Peter R.
