CASE #6: REQUEST FOR A CONDITIONAL USE PERMIT TO EXPAND THE RAMSEY AUTO SALES; CASE OF ROBERT AND LOUIS WOJCIK By: Planning Assitant Sylvia Frolik Background: Mr. Robert Wojcik and Mr. Louis Wojcik are requesting a conditional use permit to expand Ramsey Auto Sales at 7205 Hwy. #10 N.W. onto the adjacent parcel to the west. The Wojcik's have stated that the expansion is needed in order to allow sufficient space to accommodate the auto inventory necessary for an economically viable used car sales lot. In addition, the Wojcik's are requesting that the conditional use permit issued in 1988 for Ramsey Auto Sales be amended in the following ways: a) References to Mr. Roger Hurd, leasee of the subject property, be deleted. b) The requirement to dedicate a 60 foot easement along the northern boundary of the property to the City for frontage street/utility purposes be amended to be consistent with Council action regarding the same issue with Holiday Stationstores. Observations: It should be noted at this time that the subject parcel for the expansion of Ramsey Auto Sales was approved for a conditional use permit in 1985 to be developed as a vehicle sales lot. The recipient of the conditional use permit never developed the vehicle sales lot and according to City Code, a conditional use permit is revoked if the use is not development within 12 months of issuance. Therefore to develop that property into a vehicle sales lot, or the expansion of a vehicle sales lot, at this time would require issuance of a new conditional use permit. With the expansion, the Wojciks are proposing to increase the used car inventory allowed to 150. As of the publication of this agenda, City Staff had not received a site plan that would support that request.
