Hakanson
Anderson
Assoc.,inc.

Engineers, Surveyors &
Landscape Architects

June 6, 1989

Mr. Gerald Zimmerman, Chairman
city of Ramsey
15153 Nowthen Blvd. N.W.
Ramsey, MN 55303

Re:

Site Plan Review
Skelgas Office Building Addition

Dear Mr. Zimmerman:

We have reviewed the site plan drawings for the above referenced
project and offer the following comments.

Certification of Drawinqs

The drawings submitted are for the original building and are dated
10/12/83. Notes have been added to the drawings indicating the
proposed addition, the notations and the drawings have not been
certified by either an engineer or architect.

Zoninq

The lot consists of approximately 1'.5 acres and is zoned I-1.
abutts a single commercially zoned property to the east.

It

Stormwater Drainaqe

During wet years, the property has experienced water problems with
estimated storm water levels which approached the 96 contour.
Storm sewer is'planned to serve this area in the near future. The
addition itself represents less than a 1% increase in lot coverage
and will not significantly increase runoff. In conjunction with
this improvement, however, the drive and parking lot should be
paved with bituminous. This will increase impervious surface of
the lot to approximately 13.7%.

22.2 Monroe Street
Anoka, Minnesota 55303

6~2/427o5860

Fax 612/427-3401

Eugene ].
