Page 2 <br />June 6, 19£9 <br /> <br />Parkin~ and Driveways <br /> <br />Mr. Ward's letter of 5/12/89 indicates that they do currently have <br />blacktop in front of the offices. No paved areas are shown on the <br />drawings. The parking area is adequately sized for the building <br />based on one stall per 200 SF for a business use. No indication <br />was given regarding the number of employees on the maximum shift <br />so the final number of spaces required has not been determined. <br /> <br />The parking area as well as the driveway from the parking area to <br />Highway 10 should be bituminous paved. Mr. Ward has requested that <br />the yard area remain as Class V. Considering the traffic <br />characteristics, we recommend that the portion of the drive north <br />of the parking lot and the maneuvering yard remain Class V. <br />Concrete curb should be installed on the drive and parking area. <br /> <br />Buildabte Facade <br /> <br />The addition is proposed to be of wood frame construction with <br />aluminum siding matching the existing structure. This does not <br />comply with Section 170.017L of the City Code requiring 50% other <br />than metal wall finishes. <br /> <br />Septic System <br /> <br />The property is located outside of the 1990 MUSA and is not served <br />by sanitary sewer. Sanitary sewer is scheduled to be extended to <br />the property by 1996 under the MUSA 2000 plan amendment. <br />Inspection and certification of the septic system should be <br />undertaken prior to issuance of a building permit. Reserve area <br />for two additional on-site systems should be clearly delineated on <br />the plan. <br /> <br />Screeninc of E>~terior Storaqe <br /> <br />Screening should be provided between Highway 10 and the storage <br />yard. This could be accomplished through the use of evergreens and <br />deciduous trees. No landscape screening plan was submitted. <br /> <br />No information was provided regarding outside lighting, refuse <br />storage, or signs for this addition. <br /> <br />In addition to those items previously raised, the applicant should <br />submit an accurate drawing of existing conditions (including paved <br />areas) so that a determination could be made regarding the <br />estimated cost of City required improvements. Primary elements for <br />purpose of escrow will be paving of drive (and parking area); <br />curbing along drive and parking area; and landscape screening. <br /> <br /> <br />
