CASE 4/9: <br /> <br />REQUEST FOR CONDITIONAL USE PERMIT TO EXPAND RAMSEY AUTO; <br />CASE OF ROBERT & LOUIS WOJCIK <br /> By: Planning Assistant Sylvia Frolik <br /> <br />Background: <br /> <br />On May 2, 1989, the Planning and Zoning Commission conducted a public hearing regarding the <br />Wojcik request to expand Ramsey Auto Sales. During the case discussion, it was noted that the <br />applicants are in violation of their existing conditional use permit and the case was tabled pending <br />submission of a site plan addressing the entire site as proposed. On May 5, 1989, the Planning <br />Assistant issued a letter to the Wojciks's suggesting that they hire a professional landscape architect <br />to prepare a site plan and in the interim, bring their existing facility into compliance. Shortly <br />thereafter, the Planning Assistant was contacted by the fh'm hired to prepare the Ramsey Auto site <br />plan to discuss deadlines for submitting information to meet with agenda preparation timelines. <br />That firm could not meet the deadline for the June meeting and the case was then planned for the <br />July Planning and Zoning meeting. <br /> <br />The City did receive a site plan which addresses accesses, grading, drainage, landscaping and <br />lighting. <br /> <br />Observations: <br /> <br />The site plan indicates that the 3 parcels involved will accommodate a total of I26 display vehicles <br />and 14 customer/employee parking spaces. The plan also indicates improvements that will alleviate <br />violations of the current conditional use permit issued for the current operation; i.e., removal of the <br />bituminous encroachment on the Cty. Rd. g56 right-of-way and the easterly access. In addition, <br />the site plan indicates removal of the center driveway and development of the now western most <br />access from the 3 parcels onto Hwy. gl0; this is in keeping with the City's concern for traffic <br />conditions at the intersection of Hwy. gl0 and Cty.
