Absent: None. <br /> <br />Case -//-4: Request for sketch plan review of Alicia Addition; case of Mr. Thomas Opsahl. <br /> <br />Mr. Banwart stated the request received from Thomas Opsahl for Alicis Addition includes 14 <br />single family residentia! lots with an average gross density of 2.86 acres and a net density of <br />2.5 acres. Two lots will share a joint access, which is being applied for from the County. <br />Issues concerning grading will be discussed at a joint meeting betwe6r: staff and the <br />developer. <br /> <br />The Commission proceeded to review the City Engineer's letter dated June 6, 1999. It was <br />noted that the Engineer is recommending that provision be made to provide for construction <br />of future streets to thC east and south. Discussion of possible street alignments. <br />Commissioner Shumway recommended that Rabbit Street be extended to the southern <br />boundary of the property and that 171st Avenue be extended to the easterly boundary. <br /> <br />Mr. Opsahl, the applicant, asked if cul-de-sacs would be required. Commissioner L~Due stated <br />that temporary cul-de-sacs should be installed. <br /> <br />Motion by Commissioner Shumway and seconded by Commissioner Terry, to approve the <br />sketch plan for Alicia Addition as submitted by Mr. Thomas Opsahl contin~3ent upon the <br />continuation of both streets so they touch the property lines and end in cul-de-sacs. <br /> <br />Commissioner Terry suggested to the applicant that he contact the adjoining property owners <br />to find out what their future plans are. Mr. Opsaht stated that the property to thr., south <br />east is not for sale. Mr. Banwart informed the Commission of recent action bt' the Metrcpolitsn <br />Council which may limit development in Ramsey. <br /> <br />Chairman Zimmerman informed the applicant that tl-,_ Commission wilt co.nsider lot size <br />variances, if necessary, to allow for 14 lots. <br /> <br />Motion carried.
