Chairman Zimmerman declared a recess at 8:50 p.m. The meebn~o was reconvened at 9:03 <br />p.m. <br /> <br />Case #5: Request for sketch plan review of Nature View Addition; case of Mr. Jon Rambosek. <br /> <br />Chairman Zimmerman explained that the sketch plan from Jonathan Rambosek for r'~;zture View <br />Addition includes 19 single family residential lots on 70 acres, with an average dens:,ty of 2.79 <br />acres per lot, Mr. Banwart explained this request is from four property owners who are <br />working together to plat this prope~,. The project will eliminate several metes and bounds <br />descriptions. The Park Commission is recommending land dedication plus a sliver of land <br />from Lot 4 to connect the bike trail. <br /> <br />The motion by Commissioner Shumway to approve the sketch plan as submitted failed for lack <br />of a second. <br /> <br />The Commission reviewed the City Engineer's report. Commissioner Hendriksen questioned <br />the land area involved. Mr. Banwart explained that five acres of abutting property will be <br />included in the preliminary plat but is not shown on the sketch plan. It was noted that Lot 2, <br />Block 1 does not meet the minimum lot size and that Lots 1, 2 and 3, Block 2 do not meet <br />the minimum width requirement of 200 feet. Two driveways will have to be removed and <br />relocated to service four lots. <br /> <br />Motion by Commissioner Terry, seconded by Commissioner Hendriksen, to approve the sketch <br />plan for Nature View Addition as submitted by Mr. Rambasek contingent to the City Engineer's <br />recommendations. <br /> <br />Motion carried. Voting Yes: Chairman Zimmerman, Commissioners Shumway, Terry, LaDue <br />and Hendriksen. Voting No: None. Absent: None. <br /> <br />Case #6: Request for sketch plan review of Gordon's Gardens 2nd Addition; case of Mr. <br /> Harley Gordon. <br /> <br />Motion by Commissioner Hendriksen and seconded by Commissioner LaDue, to table <br />consideration of the sketch plan for Gordon's Gardens 2nd Addition pending results of the <br />negotiated purchase of lands adjoining the proposed subdivision. <br /> <br />Motion carried. Voting Yes: Chairman Zimmerman, Commissioners Terry, LaDue, Hendriksen <br />and Shumway. Voting No: None. Absent: None. <br /> <br />Case #7: Request for preliminary plat approval of Dellwood Hills Addition; case of Mr. Lee <br /> A. Hennen. <br /> <br />Chairman Zimmerman pointed out that a public hearing was held on May 2, 1989, for this <br />proposed addition which consists of nine single family residential lots with the average density <br />of 2.3'5 acres per lot. <br /> <br />Planning & Zoning Commission/June 12, 1989 <br /> Page 7 of 9 <br /> <br /> <br />
