Ramsey, MN 55303 Re: Site Plan Review Ramsey Auto Sales Dear Mr. Zimmerman: We have reviewed the revised site plan dated June 15, 1989 for the above referenced project and offer the following comments. The site plan as proposed generally conforms to the requirements of I-1 districts and proposes improvements which should help to alleviate problems with the existing lot. As indicated on the plan, bituminous which currently encroaches into the Highway 56 right-of-way would be removed and concrete curb installed along the perimeter of the existing lot. We recommend the curb to be B612 rather than B6 as shown in this area. Access Drives The plan indicates removal of the easterly access drive and regrading of the ditch. This is consistent with the requirements of the current CUP. The center drive is located approximately 220' west of the 10/56 intersection and was to serve as the sole access/egress to Hwy. #10 under the current CUP. We recommend that this drive not be improved since the combined parcels can be served by the westerly drive approximately 370' from the intersection of 10 and 56. Curb should then be extended across the center drive and the center drive removed. Gradinq The proposed plan indicates that approximately 2300 cubic yards of fill will be required to raise the finish grade of the westerly portion of the sales lo% approximately 2 feet.
