As indicated on the <br />plan, bituminous which currently encroaches into the Highway 56 <br />right-of-way would be removed and concrete curb installed along the <br />perimeter of the existing lot. We recommend the curb to be B612 <br />rather than B6 as shown in this area. <br /> <br />Access Drives <br /> <br />The plan indicates removal of the easterly access drive and <br />regrading of the ditch. This is consistent with the requirements <br />of the current CUP. The center drive is located approximately 220' <br />west of the 10/56 intersection and was to serve as the sole <br />access/egress to Hwy. #10 under the current CUP. We recommend that <br />this drive not be improved since the combined parcels can be served <br />by the westerly drive approximately 370' from the intersection of <br />10 and 56. Curb should then be extended across the center drive <br />and the center drive removed. <br /> <br />Gradinq <br /> <br />The proposed plan indicates that approximately 2300 cubic yards of <br />fill will be required to raise the finish grade of the westerly <br />portion of the sales lo% approximately 2 feet.
