June 29, 1989
Page Two

and State highway ditches is also proposed and will require
respective agency approvals. A drainage swale traverses the back
of the lots. If and when a frontage road is constructed, this area
would require reshaping. Approximately 46% of the site is proposed
to be paved.

Storm Drainage

The parcel is not currently served by storm sewer, although this
is planned within the near future. The applicant has proposed a
retention pond with 35,000 cubic feet capacity. Additionally,
storm drainage is directed to the Hwy. 10 ditch. Stormwater
drainage appears to be sufficiently addressed.

Landscape Screeninq & Liqhtinq

Sheet 2 of the site plan illustrates proposed landscaping and
lighting for the site.

Two light standards are proposed approximately 70' from the Hwy.
10 right-of-way and should not present a problem to motorists or
adjoining properties.

Landscape shrubs should be a minimum size of 3'. More effective
screening along the west property line would be achieved by using
Techny Arborvitae rather than Techny Globe Arborvitae. These
should be at least 5' in height.

INFORMATION NOT CURRENTLY ADDRESSED

The following items required by City code have not been addressed:

o septic system location and alternate reconstruction
area
o certified property survey
o number of employees at site

We recommend approval of the site plan subject to meeting the
requirements of City Code and recommendations discussed in this
letter.
