13. <br /> <br />14. <br /> <br />15. <br /> <br />16. <br /> <br />17. <br /> <br />18. <br /> <br />19. <br /> <br />19. <br /> <br />20. <br /> <br />21. <br /> <br />22. <br /> <br />23. <br /> <br />24. <br /> <br />25. <br /> <br />26. <br /> <br />27. <br /> <br />That the Applicants have stated that the proposed expansion of the vehicle sales lot <br />is necessary to allow adequate space to have the inventory necessary to render the <br />vehicle sales lot economically feasible. <br /> <br />That the proposed expansion will not include any additional accesses to and from <br />the subject vehicle sales lot via Hwy. #10 or County Road #56. <br /> <br />That the proposed expansion will increase traffic to and from the subject property. <br /> <br />That the increased traffic, due to the expansion, will place additional stress on the <br />accesses, which were a major issue of concern in 1988. <br /> <br />That the Applicants are proposing to expand the business size by 1/3 and triple the <br />currently permitted auto inventory. <br /> <br />That the present auto sales operation is currently encroaching onto the Count), Road <br />#56 right-of-way and the proposed expansion area. <br /> <br />That the existing auto sales operation was reported on July 26, 1989 to be in <br />violation of the conditional use permit issued in 1988 by exceeding the number of <br />allowable vehicles for sale on the property and not providing the required number of <br />off~su-eet parking spaces. <br /> <br />That the Applicants have submitted a professional site plan which indicates <br />redevelopment plans for the existing and proposed expansion to the auto sales lot <br />that will generally conform to the requirements of the I-1 District and improvements <br />which should alleviate problems with the existing operation. <br /> <br />That the proposed expansion will/will not be unduly dangerous or otherwise <br />detrimental to persons residing or working in the vicinity. <br /> <br />That the proposed expansion will/will not substantially impair the use, enjoyment or <br />market value of any surrounding property. <br /> <br />That the proposed expansion will/will not be harmonious with and in accordance <br />with the specific objectives of the Comprehensive Plan. <br /> <br />That the proposed expansion will/will not be designed, constructed, operated and <br />maintained so as to be harmonious and appropriate in appearance with the existing <br />or intended character of the general vicinity and will/will not change the essential <br />character of the area. <br /> <br />That the proposed expansion will/will not be hazardous or disturbing to existing or <br />future neighboring uses. <br /> <br />That the proposed expansion will/will not be a substantial improvement to the <br />property in the immediate vicinity and to the community as a whole. <br /> <br />That the proposed expansion will/will not create excessive additional requirements <br />at public cost for public facilities and services. <br /> <br />That the proposed expansion will/will not involve uses, activities, processes, <br />materials and equipment and conditions of operation that will be detrimental to any <br /> <br /> <br />
