All of the <br />lots will meet the minimum width requirement of 200 feet for <br />road frontage. <br /> <br />Access to the existing lot will be from <br />improving or relocating an existing driveway. <br />1 and 2 will be from 177th Avenue N.W. <br /> <br />Highway 47 by <br />Access to Lots <br /> <br />Based on research Undertaken last November in review of an <br />earlier sketch plan for this parcel, it was determined that <br />177th Avenue was a public road and that a 66' foot easement <br />(PIN #02-32-25-13-0004) existed and that PIN ~02-32-25-0001 <br />was owned by the City. 177th Avenue does not meet current <br />City standards, but no part of the 177th Avenue ROW is <br />included in the Gobernatz plat.
