Hakanson
Anderson
Assoc., inc.

Engineers, Surveyors &
Landscape Architects

November 16, 1989

Mr. Gerald Zimmerman, Chairman
Planning & Zoning Commission
city of Ramsey
15153 Nowthen Blvd. N.W.
Ramsey, MN 55303

Re:

Site Plan for Building Expansion - Waltek, Inc.
14310 Sunfish Lake Boulevard

Dear Mr. Zimmerman:

We have reviewed the proposed site plan for Waltek, Inc. and offer
the following comments:

General Considerations

Waltek is proposing to add on to an existing building. The
existing building is 3,200 SF and would be expanded to 6,200 SF.
The building addition is proposed to be of the same material and
design as the existing building (sheet metal/pole barn). The
existing building and proposed addition would be utilized as
warehouse/storage area.

Buildinq Issues

While not indicated on the drawing, it is assumed that the floor
elevation of the addition will be 889.5 which is the same as the
existing structure. This meets the 18" elevation requirement above
city streets.

City Code requires buildings to be 50% other than metal, however,
the City has in similar situations allowed expansion of existing
buildings to be of like material. Due to the location of the
addition, it would make little aesthetic difference whether all
metal or an alternative cladding is used. In lieu of this
requirement, P&Z may wish to consider whether the east side of the
existing structure (side facing road) should be reclad in a manner
to meet the zoning ordinance.

Ail final plans must be certified by a registered architect or
engineer.

ZZ2 Monroe Street
Anoka, Minnesota 55303

612/427-5860

Fax 61 2/427-3401

Eugene J.
