Mr. Gerald Zimmerman, Chairman <br />Page 2 <br />November 16, 1989 <br /> <br />Parkinq & Drive <br /> <br />The property is unique in that it does not currently have an access <br />drive within the parcel. Access to the property is a dirt driveway <br />on adjoining property. Waltek has a right-of-way agreement with <br />the owner of the adjoining property to use the driveway with a <br />condition to vacate on a one-year notice. A gravel parking area <br />is also located on the adjoining property. <br /> <br />city Code requires that parking and driveways be paved and curbed. <br />The existing parking area within the property is paved and provides <br />hard surface parking for at least 35 vehicles exceeding the one <br />space per employee on the maximum shift (28 on first shift) as <br />required by code. <br /> <br />No curb has been installed. The Commission may wish to consider <br />requiring the owner to pave the access drive and gravel parking <br />area (knowing that the owner is on a year to year use agreement) <br />or alternatively requiring the owner to develop a new paved drive <br />and, if necessary, expanded parking lot. B612 curb should then be <br />installed with the improvement. These improvements should be <br />completed by September 1, 1990. <br /> <br />Loading Docks <br /> <br />A loading area is indicated on the north side of the existing <br />principle structure. Code requires a minimum of one off street <br />loading berth for a building this size. Surfacing is the same as <br />the parking area. <br /> <br />Site Drainage. <br /> <br />The proposed expansion combined with the existing structures does <br />not exceed the maximum lot coverage of 35%. Drainage generally is <br />to the south and west of the property. No drainage problems are <br />anticipated as a result of this expansion. <br /> <br />Setbacks <br /> <br />The proposed addition complies with setback requirements for I-1 <br />districts. It should be noted that the principle structure <br />encroaches on the rear yard setback by approximately 12' (35' <br />required, actual setback 17'). If a variance has not previously <br />been granted, this should be addressed during this process <br />Danny's Aluminum Process similar encroachment and waived as a pre- <br />existing condition). <br /> <br /> <br />
