Abse~;t: Commissioner Shumway.

Case #5 Revlew Park concept Dlans for North Fork Addition.'

Dennis Peck told the Commission that he was the director for North Fork. He told the
Commission that North Fork agreed to supply 30 acres for park dedication with access to a trail
corridor. He also told the Commission that he would be coming in January with that
preliminary plat.

Terry Hendricksen told the Commission that he feels it would convey a poor message for North
Fork to have a private trail going through it.

Dennis Peck told Mr. Hendricksen and the Commission that the people North Fork are attracting
are more interested in the golf course rather than the trail system.

Commissioner Hetland asked Mr. Peck if the golf course was going to be privately owned.

Dennis Peck told the Commission yes it was going to be privately owned but it will be open to the
public.

Case #$ Review combined Cedar Hill Addi~ion/Windemere Woods

Addition/Chestnut Hills Addition parks concept plan.

Greg Frank of M.F.R.A. told the Commission that he talked to the three developers and that they
know the City wants a minimum of 8 acres of dry land for park dedication. He told the
Commission that they have come up with an area that has 13.5 acres with the minimum 8 acres
of dry land.

Merland Otto told the Commission that this is the first time he has heard of this concept and that
he would like to know if the developers want credit for park dedication on the full 13.5 acres of
land,

John Peterson of Good Value Homes told the Commission that he does not think they expect credit
for the 5 acres of wet land.

Merland Otto told the Commission that this overall concept fits the needs of the City better than
the first one.

The consensus of the Commission was to accept the overall concept along with a trail to the north
but not to make a motion for acceptance until the Commission receives a revised plat showing
the entire area of the 3 developments, all the trail alignments and public use areas.
PARK AND RECREATION COMMISSION/DECEMBER 8, 1988
Page 3 of 4
