The area generally south and west of Iguana <br />Street will drain to County Ditch No. 51. A small area is the <br />vicinity of Lots 3,4 and 5 of Block 2 does not appear to have <br />a drainage outlet. A ponding easement may be required. Also, <br />drainage easements over the wetland areas should be provided. <br />We would recommend that a 'grading and drainage plan be <br />provided showing the ponding areas and calculations showing <br />that the culverts are adequately sized. <br /> <br />In review of the street plans, we found that they were not <br />signed by a registered engineer as required by City Code. <br />Specifications should also be provided for the proposed <br />improvements. <br /> <br />10) <br /> <br />The Park Commission has expressed an interest in providing a <br />trail corridor through the western portion of the property. <br />The developer proposed a 75 foot wide trail corridor along the <br />west edge of the plat continuing to County Road No. 63. <br />However, upon review of that proposal, we believe that most <br />of this land would be poorly suited for recreation use during <br />normal years of precipitation.
