Hakanson <br />Anderson <br />Assoc., Inc. <br /> <br />Engineers, Su~,eyo~s & <br />Landscape Architects <br /> <br />January 31, 1989 <br /> <br />Mr. Gerald Zimmerman <br />Ramsey Planning & Zoning Commission <br />city of Ramsey <br />15153 Nowthen Boulevard N.W. <br />Ramsey, MN 55303 <br /> <br />Re: Preliminary Plat of Wildwood Estates <br /> <br />Dear Mr. Zimmerman: <br /> <br />We have reviewed the Wildwood Estates Preliminary Plat which is <br />located in the rural service area of the City. <br /> <br />Following is a list of comments resulting from our review of this <br />plat: <br /> <br />1) <br /> <br />The proposed 71.8 acre development consists of 23 lots with <br />minimum lot sizes of two and one half acres. <br /> <br />2) <br /> <br />In reviewing the preliminary plat requirements of the City <br />Code, the following items were not provided: <br /> <br />Square footage of each lot. <br />Names of the owners of land within 100 feet of the plat. <br /> <br />3) <br /> <br />As noted in the sketch plan review, access to the plat will <br />be provided from County Road 63 on the south and Countryside <br />Estates to the west. The developer will have to obtain Outlot <br />G (if not owned by the city) and construct 176th Avenue to <br />connect to Marmoset Street in Countryside West. <br /> <br />4) <br /> <br />Soil boring five on Lot 4, Block 1 indicates high ground <br />%gater. The Anoka County Soils Survey shows Lino fine sand in <br />this area which is unsuitable for on-site wastewater disposal <br />systems. Boring one on Lot 2, Block 2 also indicates high <br />ground water. <br /> <br />5) The legal description is incorrect.
