Absent: None. <br /> <br />Case #2: Request to rezone property from t-1 Industrial to B -1 Business; case of Mr. Tom <br /> Kurak. <br /> <br />Mr. Banwad explained that the request by Mr. Kurak is for the rezoning of property located <br />north and east of the intersection of Highway 10 and Armstrong Boulevard from I-1 Industrial <br />to B-1 Business, which is a higher and best use for this property. A public hearing was held <br />on June 6, 1989. No written or oral comments were received from the public. <br /> <br />Motion by Commissioner Hendriksen, seconded by Commissioner LaDue, to approve the <br />findings of fact. Motion carried. Voting Yes: Chairman Zimmerman, Commissioners Terry, <br />LaDue, Hendriksen and Shumway. Voting Nc: None. Absent: None. <br /> <br />Motion by Commissioner LaDue, seconded by Commissioner Shumway, to recommend to the <br />City Council for approval of the rezoning request submitted by Tom Kurak for property, <br />approximately 25 acres, at the north/east intersection of Highway 10 and Armstrong Boulevard <br />from i-1 industrial to B-1 Business. <br /> <br />Motion carried. Voting Yes: Chairman Zimmerman, Commissioners LaDue, Hendriksen, <br />Shumway and Terry. Voting No: None. Absent: None. <br /> <br />Case #3: Report status of request for Conditional Use Permit to expand Ramsey Auto; case <br /> of Robert and Louis Wojcik. <br /> <br />Chairman Zimmerman stated that a public hearing was held on this request and the <br />Commission received comments from adjoining property owners. He asked if the entrance <br />location to Highway 56 has been determined. Mr. Banwart explained that the original <br />Conditional Use Permit for this property indicated there would be an entrance only access. <br />Currently customers park on Highway 10 or use the Highway 10 driveway which causes <br />congestion. He pointed out that signs can be used to facilitate better traffic movement. He <br />also suggested that off-street parking be required. The Commission directed staff to verify the <br />location of the entrance. <br /> <br />Commissioner Hendriksen stated that there are several instances in Ramsey where the <br />stipulations for a Conditional Use Permit are repeatedly in violation, and it is difficult for the <br />City to enforce since a good faith effort is not being made by the appiicant. <br /> <br />Motion by Commissioner Heqdriksen, seconded by Commissioner Terry, to direct the City <br />Attorney to investigate wordage that can be added to future Conditional Use Permits which <br />places a performance bond, deposit, special assessment against the property, o- monitory <br />insurance in the City's hands to cover expenses incurred for enforcement of the Fermit, with <br />this report comin.c before the Commission for their recommendation to Council This will <br /> <br />Planning & Zoning Commission/June 12, 1989 <br /> Page 5 of 9 <br /> <br /> <br />
