Both <br />of the lots also meet the minimum width requirement of 200 <br />feet. One lot currently has structures on it. <br /> <br />In review of access to the plat, access will be provided from <br />Variolite Street on the west. <br /> <br />The applicant has indicated that a 66' easement for utilities <br />and drainage would be provided which would serve to link <br />Sapphire Street between Ramsey Ridge and Pine Cove. Since the <br />two lots desired already have improved street frontage, street <br />construction at this time is not contemplated. <br /> <br />Future extension of Sapphire Street will create double <br />frontage lots for the westerly halves of Lots 1 and 2 unless <br />further subdivision is considered. Double frontage lots are <br />not permitted by City Code unless rear lots abut an arterial <br />street or highway. <br /> <br />The street easement for Sapphire in effect severs the back of <br />the lots from the front.
