;'au~ i~
August 29, 19~

Reviewing the Anoka County Soil Survey, the lots are
predominantly Zimmerman and N}~ore sands both of which are
Class I sci!s for on-site systems. A portion of the back lots
have muck soils (wetland).

Lot 2 has a Northern States Power Company easement diagonally
traversing the lot.

We are unable to dete~mine how stormwa~e~ drainace is to be
handled at this time. The developer must indicate this on
the preliminary plat.

Access to Lots 1 and 2 from ;~' ~
\=~o=~e should be a common
access centered on the lot line.

10.

The Parks Commission should review the sketch plan to
determine park dedication requirements.

If you have any questions in regard to the proposed development,
feel free to !et us know.

Sincerely,

P~.K~P~SON ~{DERSON ASSOCIATES, iNC.

Peter R.
