Hakanson <br />Anderson <br />Assoc., Inc. <br /> <br />Engineers, Surveyors & <br />Landscape Architects <br /> <br />September 26, 1989 <br /> <br />Mr. Gerald Zimmerman, Chairman <br />Ramsey Planning & Zoning Commission <br />city of Ramsey <br />15153 Nowthen Blvd. N.W. <br />Ramsey, MN 55303 <br /> <br />Re: <br /> <br />Sketch Plan Review of <br />Trott Brook Ridge <br /> <br />Dear Mr. Zimmerman: <br /> <br />We have reviewed the above referenced sketch plan which is located <br />in the'R-IR Residential rural service area of the City. <br /> <br />Following is a list of comments resulting from our view of this <br />sketch plan: <br /> <br />The proposed plat consists of approximately 81 acres with 12 <br />lots of at least 2.5 acres. All of the lots will meet the <br />minimum width requirement for road frontage. <br /> <br />The plat proposes five lots on the north 41 acres with access <br />from 168th Lane and Bison Street N.W. Bison Street N.W. north <br />of this plat is an unimproved street thus traffic flow can be <br />expected'to be predominately on 168th Lane. Access to the <br />south seven lots will be off of Alpaca Street and 166th Ave. <br />Traffic flow for the south half of the plat is expected to be <br />fairly evenly distributed on 166th and Alpaca. <br /> <br />Soils on the north end of the plat are predominantly Nymore <br />with over 25% of each lot having Class I soil with the <br />possible exception of Lot 2, Block 2. On the south side, <br />Nymore sands again predominate but with steeper slopes. <br />Placement of drain fields on these lots will have to be <br />monitored carefully since slopes are near (and in some cases <br />exceed) 18%. Nymore sands (NyD) greater than 12% slopes are <br />classified as Class V soils.
