If not sold to <br />adjoining properties, these outlots should be incorporated <br />into the lots of this plat. <br /> <br />The 165th Avenue N.W. cul-de-sac is 600' from the intersection <br />to the center of the cul-de-sac so a variance will be required <br />for the excess length (approximately 70'). <br /> <br />Storm water drainage will be directed towards Trott Brook. <br />Drainage easements are shown for ponding and drainage and <br />utility easements are shown as planned for each lot. <br /> <br />Proposed park dedication is consistent with the general trail <br />plan.
