The proposed density <br />of the plat is one dwelling per 6.7 acres thus park dedication is <br />7% of the gross land area. <br /> <br />The developer is showing a 75' trail right-of-way to the south <br />linking to the North Forty trail right-of-way. This will complete <br />a link between Trott Brook and Central Park. Additionally, the <br />developer is proposing to dedicate park land along each side of <br />Trott Brook for a total of 16.9 acres or 21% of the gross land <br />area. The proposed dedication of park land along Trott Brook <br />varies on the north side from approximately 200' from centerline <br />to 400'. The land on the south side varies from approximately 80' <br />from centerline to 300'.
