Mr. Ron Hetlund
Page 2
September 25, 1989

Several items the Parks Commission' should be aware of:

1)

Anoka County is currently negotiating to acquire approximately
the south half of the parcel for County Park.

2)

If acquisition is completed, the trail will extend through
County park land and will not need to be dedicated to the
City.

3)

EQB regulations for the Critical River Corridor require
minimum lot sizes of 5 acres rather than the proposed 2.5
acres.

The EQB lot sizes would reduce park dedication requirements
in the residential area from 10% to 7% based on density.

5)

The proposed Mississippi River Crossing is shown as a 200'
corridor. This will be shown as a 500' corridor, a portion
of which would be used for the road itself. Additional right-
of-way may be required to provide a connecting trail link
across the bridge (approximately one acre at 580'x75').

The Parks Commission may wish to reserve the right to review the
proposed plat and revise its recommendation if the County Park
acquisition is completed or if it's changed substantially.

If you have any questions in regard to the proposed development,
let us know.

Sincerely,

HAKANSON ANDERSON ASSOCIATES, INC.

Merland Otto

/talc

cc: Mr. James Martin
File: RA2:15-115
