The proposed density <br />of the plat is one dwelling per 2.5 acres thus park dedication is <br />10% of the gross land area or 4 acres. <br /> <br />We have reviewed the City trail plan which illustrates a proposed <br />trail along the north side of the 153rd Avenue right-of-way. This <br />trail would ultimately link River's Bend Park and Woodland Green <br />Park. A 35' trail along the road right-of-way would encompass 1.01 <br />acres which is 25.25% of the park dedication requirement.
