Mr. Gerald Zimmerman, Chairman <br />Page 2 <br />October 31, 1989 <br /> <br />The intersection of the loop street with Roanoke should be <br />aligned for a 90° intersection. <br /> <br />Drainage easements and all areas intended to be dedicated for <br />public use should be shown on the plat. <br /> <br />The Anoka County Soil Survey indicates that soils within the <br />plat are Nymore and Zimmerman sands, Class I soils suitable <br />for on-site systems. A small area of the easterly portion of <br />the plat is Sartell fine sand, rated a Class V soil under City <br />Ordinance, non-suited for a standard on-site system. This may <br />affect Lot 4, Block 1. <br /> <br />The plat will be reviewed by the Parks Commission at their <br />November 9 meeting for parks dedication. Staff recommendation <br />is to require a 35' wide trail right-of-way along 153rd Avenue <br />N.W.
