Hakanson <br />Anderson <br />Assoc., Inc. <br /> <br />Engineers, Surveyors & <br />Landscape Architects <br /> <br />October 31, 1989 <br /> <br />Mr. Gerald Zimmerman, Chairman <br />Ramsey Planning & Zoning Commission <br />city of Ramsey <br />15153 Nowthen Blvd. N.W. <br />Ramsey, MN 55303 <br /> <br />Re: <br /> <br />Sketch Plan Review of <br />Rum River Bluff <br /> <br />Dear Mr. Zimmerman: <br /> <br />We have reviewed the above referenced sketch plan which is located <br />in the R-iR Residential urban service area of the City and is zoned <br />R-1R. <br /> <br />Following is a list of comments resulting from our review of this <br />sketch plan: <br /> <br />The proposed plat is proposed as a Planned Unit Development <br />(PUD) consisting of 19 lots on 60 acres for an overall density <br />of one dwelling unit per 3.18 acres. The minimum lot size <br />would be greater than one acre. <br /> <br />The proposed subdivision is within the urban portion of the <br />Rum River Management District and is subject to DNR approval. <br />Certain provisions regarding but not limited to tree clearing, <br />erosion control, structure setbacks from bluff lines apply. <br /> <br />Minimum lot size within the unsewered urban overlay district <br />is one acre with 150' lot widths. The proposed subdivision <br />meets these standards. <br /> <br />The ordinary high water level and elevation should be shown <br />on the plan as should the floodway limits. <br /> <br />The proposed street layout in effect creates two long cul- <br />de-sacs of approximately 1800' and 1700', both in excess of <br />the city's 600' cul-de-sac standard.
