Presumably the flow will be to the <br />river Space for a retention basin should be provided prior to <br />discharge to the river. <br /> <br />The Anoka County Soil Survey indicates that soils within the <br />plat are predominately Nymore sands, Class I soils suitable <br />for on-site systems in the proposed developed area. The land <br />is alluvial soil subject to flooding. Portions of the site <br />are Sartell fine sands with up to 24% slopes. Sartell sands, <br />up to 18%, are Class I soils. A determination that at least <br />50% of each lot has Class I soils needs to be made by borings. <br />Lots 6-10 (block not indicated) are particularly subject to <br />question regarding adequate soils. <br /> <br />The plat will be reviewed by the Parks Commission at their <br />November 9 meeting for parks dedication. The City trails map <br />indicates a trail extending along t53rd Avenue to the Rum <br />River. A 35' right-of-way should be shown along the northern <br />boundary of the parcel. Current City Code requires 200' of <br />street frontage for park land.
