Mr. Ron Hetlund
Page 2
October 18, 1989

Land south of Trott Brook and along the east and west property
lines is recommended to be dedicated by deed. The developer is
concerned with the east-west segment of trail at the toe of the
slope in that it divides the lots and would create sub-standard
(less than 2.5 acre) lots. We have discussed this with his
consultants and provided them with the following options:

1)

Develop the subdivision as a PUD realizing that greater open
space is required (minimum 20%).

2)

Dedicate trail easement on the east-west portion of trail and
continue remainder of lots south of the trail.

3)

Move the trail closer to Trott Brook with the developer being
responsible for permits and filling of low areas to make a
developable multi-use trail right-of-way.

If you have any questions or comments concerning this sketch plan,
let us know.

Sincerely,

HAKANSON ANDERSON ASSOCIATES, INC.

CC:

Mark Banwart, Comm.
