The proposed <br />density of the plat is one dwelling per 4.65 acres thus park <br />dedication is 7% of the gross land area (14 acres). <br /> <br />At the October 12, 1989 Parks Commission meeting, the Commission <br />approved the sketch plan in concept with park dedication to be met <br />by land dedication providing a developable trail link between North <br />Fork and Autumn Heights. <br /> <br />We have reviewed the potential for park land dedication and <br />developed an overlay for trail right-of-way which approximates 7% <br />of the gross area. The total dedication is 14.18 acres comprised <br />of the following: <br /> <br />- 7.84 acres south of Trott Brook. <br />- 0.64 acres (75' trail ROW width) along the west property line <br /> to the toe of slope. <br />- 5.45 acres paralleling the toe of the slope with 50' upslope <br /> of 876 and 878 contours and 25' on the downslope side. <br />- 0.25 acres along the east property line running to the north <br /> (240'x25' south of 167th and 200'x25' north of 167th Lane). <br /> <br />222 Monroe Street <br />Anoka.
