Mr. Ron Hetlund
Page 2
October 2, 1989

The Parks Commission may wish to consider a few items:

1)

Acceptability of providing trail right-of-way along 47 rather
than the interior of the plat. This would cross east-west on
Lot 14, Block 1 rather than at Lot 11, Block 3.

2)

3)

The likelihood of obtaining trail right-of-way from the north
line of this plat to Trott Brook (approximately 1,200'). At
75' this would be 2.07 acres.

If ~2 above is a low percentage probability, an alternative
link is required to Trott Brook. This could be provided along
'the north property line and east side of Lot 5, Block 1. This
is estimated at 2,220 lineal feet encompassing 3.8 acres.
Total park dedication with this alternative would be 10.2lA
with the remainder in cash. A major portion of this currently
is proposed as road easement.

There are no park facilities ~n this area. A quick review of
the area indicates that approximately 100 homes exist in the
following additions contiguous to the property:

Brook Estates
Shady Lawn
Peterson Estates

Klemish Floreas
Gfroerer Addition

An additional 58 homes are proposed in this plat. The
population of the immediate area would be approximately 530
with over 200 children. The Commission may wish to consider
the desirability of a neighborhood park serving this
population base since the nearest developed park is Titterud.

If you have any questions in regard to the proposed development,
let us know.

Sincerely,

HAKANSON ANDERSON ASSOCIATES,

INC.

cc:

File:

Mr. Gerald Bauer
6131 Green Valley Road
Ramsey, MN 55303
RA2:15-114
