Ramsey, MN 55303 Re: Sketch Plan Review of Trott Brook Ponds for Park Dedication Requirements Dear Mr. Hetlund: We have reviewed the proposed sketch plan for park dedication requirements. The proposed sketch plan indicates that the total gross land area is 153 acres. It is comprised of 58 rural residential lots with a density of 1 lot per 2.6 acres. Planned improvements within this plat are for a segment of trail along Trott Brook and a north-south trail along State Highway 47. Based on the current park dedication ordinance, park dedication requires 10% 'of the residential land acreage at the proposed densities. A combination of land and cash in lieu of may be required. Based on this formula, 15.3 acres of land or cash in lieu of are required or park dedication. It is recommended that a trail corridor approximately 100-125' in width be provided along Trott Brook such as generally shown on the topo map of the site. Additionally, a 75' wide trail right-of- way should be provided on the easterly side of Lot 13, Block 1 and then along the east side of the loop road continuing south to the southwest corner of the southeast part of the plat, and then turning east along the south property line to the Highway 47 right- of-way. The total land dedication would be approximately 6.4 acres, thus the remainder would be due in cash. The remaining cash requirement would be $19,385.00 (58~x $500 - 6.41A @ $1,500/A).
