Mr. Ron Hetlund <br />Page 2 <br />Nove.mber 29, 1989 <br /> <br />The total park land dedication as proposed to meet public needs is <br />10.1 acres (approximately 5% of the gross area). It is recommended <br />that the narrow area along 47 be increased to 35' in width where <br />possible. We also recommend that park land be dedicated along the <br />south side of the entire segment of Trott Brook, not as it is <br />currently proposed. The segment along Trott Brook should generally <br />be a width of 100 to 125'. We also recommend that the westerly <br />segment along Trott Brook be widened to 100-125' per our <br />recommendation of October 2. We will have a layout at the Park <br />Commission meeting for your review. <br /> <br />The total park area which we recommend would be approximately 14.86 <br />acres. No other areas indicated as "Park or Common Use" appear to <br />be suited or desireable as park land. Our recommendation of 14.86 <br />acres is 74% of the minimum 10% public park requirement. At $500 <br />per unit, the total park dedication would be $39,500. The <br />remaining 26% of the minimum requirement ($39,500 - 74%) would be <br />$10,270. It is recommended that the remainder be accepted in cash <br />rather than additional land area. <br /> <br />As a P.U.D., the developer is required to provide a minimum of an <br />additional 10% private or public recreation or open space.
