This land <br />in the floodway is unbuildable. Also existing on Lots <br />8 through !1 closest to the river is state protected <br />wetland ~2-661W, A 6-acre, Type 4 wetland. <br /> <br />We will be able to continue our review of this plan when <br />we receive additional topographic information so that we <br />can determine blufflines and other significant land <br />features. After the city has given preliminary approval <br />of this cluster development, we will continue with our <br />formal certification procedure. <br /> <br />~RO~I~1 BROOK POND: <br /> <br />The Trott Brook Pond concept plan is an improvement over <br />the original one that I reviewed for the developer. I <br />have no further concerns regarding it providing the <br />city's Floodplain Management Ordinance is adhered to and <br />that no fill be placed below the ordinary high water <br />level of this wetland. The OHW of wetland ~2-323W is <br />approximately 871.0' (NGVD, 1929). <br /> <br />Thank you ~or submitting these for our review.
