The proposed subdivision is a Planned <br />Unit Development (P.U.D.). <br /> <br />The developer is proposing a subdivision which would create 19 <br />residential lots on approximately 60 acres. The proposed density <br />of the plat is one dwelling per 3.16 acres thus park dedication at <br />a minimum is 10% of the gross land area or cash equivalent. As a <br />PUD, however, the developer must provide a minimum of 20% park and <br />open space for public or private use. The developer has indicated <br />that approximately 23 acres of park along the river would be <br />dedicated as public park. <br /> <br />Since the dedication would be for public use, no additional park <br />dedication would be required. (As you'll recall in the Northfork <br />PUD, open space was provided for private use, and therefore, <br />additional park dedication was required to fulfill public park <br />needs). <br /> <br />We offer the following comments regarding the proposed dedication: <br /> <br />- The land is alluvial land subject to flooding with over 3,000 <br /> feet bordering on the Rum River (similar to River's Bend). <br /> <br />The size of the proposed park is somewhat larger than a <br />typical neighborhood park but slightly smaller than that of <br />a community park (minimum 25 acres). <br /> <br />city Code requires a minimum of 200 feet of street frontage <br />for neighborhood park land.
