Mr. Ron Hetlund
Page 2
October 31, 1989

Sufficient frontage should be made available - most likely on
Lot 6 along an extension of Juniper Ridge Drive.

As you'll al~o recall, Brook View Park north of this
subdivision similarly had poor access and proved to be a
difficult park to police and maintain. We, therefore, would
not recommend waiving the street frontage requirement.

A review of the City Trail Plan indicates the 153rd Avenue
trail extending to the Rum River along the north property
line. Park dedication should require a 35' wide trail right-
of-way along the north boundary of the property.

The 35' access to the park shown on the sketch plan should be
relocated to the north property line and Lots 6-11 then should
be reconfigured.

It is recommended that the proposed park dedication be accepted
with the modifications outlined herein.

If you have any questions or comments concerning this sketch plan,
let us know.

Sincerely,

HA~J~NSON ANDERSON ASSOCIATES, INC.

~efipna otto - ~ ~
/mlc
cc: Mark Banwart, Comm.
