Mr. Gerald Zimmerman <br />Page 2 <br />December 5, 1989 <br /> <br />The City Code requires 20% of undeveloped common open space. <br />The P.U.D. provides 13.6 acres of park which is equal to 20 <br />percent of the P.U.D. However, Outlot A which is 9.2 acres <br />is an island and may not be readily accessible to the public. <br />Therefore, the City may wish to obtain additional land <br />adjacent to Outlot C to meet the park dedication requirement. <br />The PUD should be reviewed by the Park Commission. <br /> <br />Land to be dedicated as park should be indicated as such <br />rather than as "Outlot". <br /> <br />In review of requirements for preliminary plans, the following <br />items were not provided: <br /> <br />Location of all proposed buildings. <br />Location of driveways. <br />Front, side and year yard setbacks. <br />Landscape plan. <br />Grading and drainage plan which shows proposed contours. <br />Soil borings. <br />Profiles of all existing streets within 100 feet of the <br />plat. <br />Existing zoning classifications in and abutting the <br />P.U.D. <br /> <br />We would recommend approval of the preliminary P.U.D. plan subject <br />to correcting or obtaining variances for the items discussed in <br />this letter. <br /> <br />If you have any questions in regard to the proposed development, <br />feel free to let us know. <br /> <br />Sincerely, <br /> <br />HAKANSON ANDERSON ASSOCIATES, INC. <br /> <br />Peter R.
