(formerly Alder Glen) <br /> <br />Dear Mr. Zimmerman: <br /> <br />We have reviewed the above referenced P.U.D. which is located in <br />the R-iR Residential rural service area of the City. <br /> <br />Following is a list of comments resulting from our review of this <br />P.U.D.: <br /> <br />The proposed plat consists of 46 lots with a minimum lot size <br />of one acre, the total plat consisting of 115 acres. Average <br />density is one dwelling unit per 2.5 acres. <br /> <br />An additional 27' of-right-of-way along State Highway 47 must <br />be dedicated and explicitly shown on the plat to bring the <br />total right-of-way to 60' west of centerline. <br /> <br />The Osmium Street cul-de-sac from 160th Lane N.W. is <br />approximately 950' in length exceeding the City standard of <br />600'. A 600' cul-de-sac would end approximately at the lot <br />line of 3/4 and 8/9 in Block 6. A variance would be required, <br />the lots reconfigured to comply with the 600' length or <br />alternatively provide a loop road back to 160th Lane or Hwy. <br />47. <br /> <br />With the exception of the cul-de-sac in Block 6, all cul-de- <br />sacs are less than 600' complying with code.
