The lots along the proposed park appear <br />to be deficient in area. Lot 20, Block 3 also does not meet <br />the minimum width requirement of 200 feet. <br /> <br />In review of access to the plat, access will be provided from <br />State Trunk Highway No. 47 on the east and from 172nd Lane on <br />the west. Four of the lots will also require direct access <br />from State Trunk Highway No. 47. The proposed sketch plan <br />should be revised by Mn/DOT. <br /> <br />We are unable to comment on the drainage at this time. The <br />developer will have to show how drainage will be handled on <br />the preliminary plat. <br /> <br />In. review of the street plan, the~ developer is providing a <br />temporary cul-de-sac to the north and also a 33 foot wide road <br />easement. This cul-de-sac would provide access to the land <br />locked parcels to the north. The developer is proposing to <br />construct 172nd Lane across a wetland. This will require <br />approval from DNR and the U.S. Corps of Engineers. <br /> <br />222.
