Hakanson <br />Anderson <br />Assoc.,Inc. <br /> <br />Engineers, Surveyors & <br />Landsc.~pe Architects <br /> <br />December 7, 1988 <br /> <br />Honorable Mayor & city Council <br />City of Ramsey <br />15153 Nowthen Blvd. N.W. <br />Ramsey, MN 55303 <br /> <br />Green Valley Estates 2nd Addition <br />Final Plat <br /> <br />Dear Council Members: <br /> <br />We have reviewed the final plat of Green Valley Estates 2nd Addition <br />and offer the following comments: <br /> <br />The proposed plat consists of 23 residential lots in the rural <br />service area of the City and received preliminary plat approval <br />on August 23, 1988. Subsequently, Mn/DOT did not approve the <br />plat with two street accesses to State Highway No. 47. <br />Therefore, the plat was revised with one street access to State <br />Highway No. 47 and a future street access to State Highway <br />No. 47 at C.S.A.H. No. 7. City Council reviewed this change on <br />October 25, 1988 and agreed to the change. <br /> <br />As previously stated, Lot 9, Block 1 does not meet the 2.5 acre <br />minimum lot size and require a variance. This lot will also <br />require a variance for access to County Road No. 63. <br /> <br />Lot 3, Block 4 is proposed to have access to State Highway <br />Nc. 47 at the intersection of C.S.A.H. No. 7. At the time con- <br />struction of !79th Avenue, the driveway access should be moved <br />to the future street. A 33 foct wide street easement must be <br />provided on the north side of Lots 2 & 3, Block 4. <br /> <br />In review of the street plans, the typical street section <br />should be revised to show the gravel shoulder matching the edge <br />of the bituminous street surface, the location of the proposed <br />culverts should be specified, culvert aprons must be added and <br />all culverts must extend to the ditch bottom.
