No. 47. <br /> <br />In review of the final plat, 177th Lane N.W. was shown <br />incorrectly as i78th Lane N.W. <br /> <br />A revised grading plan is required to clarify the outlet for <br />the runoff. For example, in Block 4 a drainage easement is <br />proposed; however, the area would have to be graded to <br />accommodate a 100 year sto~m if an adequate outlet is not <br />available. Calculations should be provided to show the culvert <br />sizes are adequate including the 2~" culvert crossing Co. Rd. <br />63. This drainage must be directed to a public drainage <br />system. <br /> <br />A sixty-six foot wide street easement from 17?th Lane N.W. to <br />County Road 63 should be provided as recommended by Mn/DOT. <br />This street would provide future access to Lots ! and 2, <br />Block 1 of Green Valley Estates and Lots 9 and 10, Block !, <br />Green Valley Estates 2nd Addition. <br /> <br />A reproducible copy of the final plat shall be prepared as an <br />address map in accordance with city and County policy and shall <br />include all addresses of lots platted. <br /> <br />!0. <br /> <br />In review of Mn/DOT's letter regarding the plat, we would agree <br />that mitigative measures should be taken to reduce noise levels <br />along State Highway No. 47. This could be achieved by placing <br />ber~ing and screening along the highway. <br /> <br />!!. <br /> <br />The plat does nct provide for any park dedication. Therefore, <br />the park dedication requirements should be met with a cash <br />payment. <br /> <br />!2. <br /> <br />Scils data and soil borings have been provided as re~aired by <br />City Code.
