Case # :

REQUEST FOR FINAL PLAT APPROVAL OF HOLASEK ADDITION
By: Mark S. Banwart, Community Development Director

Background:

Stephen and Gloria Holasek, hereinafter referred to as "Developers", have properly applied for plat
approval (via the UPA).

The proposed subdivision consists of 1 Block and 2 Lots. The property is located East of
Nowthen Boulevard and South of 153rd Avenue Northwest. The land abuts the Ramsey
Municipal Center on the North. The area is zoned B-I Business District and has a total area of
approximately 24.4[ acres, more or less.

The Ramsey Planning and Zoning Commission met on February 7, 1989 to consider the
developers request for sketch plan review of Holasek Addition; at which time the Commission
recommended that the developer proceed to final plat approval. The Ramsey Park and Recreation
Commission met on February 9, 1989 also to consider the developer's request for sketch plan
approval of Holasek Addition. The Park and Recreation Commission recommended that the park
dedication requirement be satisfied by land dedication to the Parks Department in the form of 35
foot wide corridor along the North side of Lot 2, Block 2, and the remainder in cash. In the case
of Lot 1 Block 1, owned by UPA, the park dedication will be satisfied by a 33 foot wide trail
easement along the North portion of Lot 1, Block 1, which abuts 153rd Avenue Northwest.
