Hakanson <br />Anderson <br />Assoc., Inc. <br /> <br />En$ineers, Surveyors & <br />Landscape Architects <br /> <br />February 27, 1989 <br /> <br />Mr. Gerald Zimmerman, Chairman <br />Planning & Zoning Commission <br />City of Ramsey <br />15153 Nowthen Blvd. N.W. <br />Ramsey, MN 55303 <br /> <br />Re: <br /> <br />Site Plan for Custom Coach RV <br />6845 NW Hwy. 10, Ramsey, MN <br /> <br />Dear Mr. Zimmerman: <br /> <br />As requested, we have reviewed the proposed site plan for Custom <br />Coach RV, Inc. and offer the following comments: <br /> <br />1) <br /> <br />Lighting for the parking lot and sign shall be arranged so as <br />to deflect light away from Highway 10 and 169. <br /> <br />2) Ail final plans must be certified by an architect or engineer. <br /> <br />3) Following is a list of items that were not submitted as <br /> required by City Code: <br /> <br />Drainage plan for entire site. <br />Typical pavement cross section and curbing. <br />Legal description and certified property survey. <br />Grading map. <br />Location of refuse container (if any). <br /> <br />4) <br /> <br />In review of the landscaping, no details of the plantings as <br />to size and species were provided. <br /> <br />5) <br /> <br />Some of the proposed exterior wall finishes do not meet the <br />requirements of the city code unless they are specifically <br />approved by the Planning Commission and City Council. <br /> <br />6) <br /> <br />In order for the septic system to function properly, the <br />drainfield cannot be paved and the soils compacted by <br />vehicular traffic. The plan does not state if the on-site <br />system is existing or proposed.
