CASE #3 <br /> <br />REQUEST FOR PREI,IMINARY PLAT APPROVAL OF OAK RUN ADDITION <br /> By: Mark S. Banwar~ Community Development ~tor <br /> <br />Background: <br /> <br />On November 29, 1988, the City of Ramsey received a sketch plan from Gerald <br />Bauer for Oak Run Addition. On December 9, 1988, the City received the <br />application and escrow amount. The proposed addition is located in the <br />Northwest Quarter of the Northeast Quarter of Section 20, which is East of <br />Nowthen Boulevard and North of and including Coquina Street Northwest. The <br />proposed plat includes twelve (12) lots; 10 of which are 2.5 acres in size and two (2) <br />which are 2.1 acres in size. For your information, the following items are <br />enclosed: <br /> <br />B. <br />C. <br />D. <br />E. <br />F. <br /> <br />Site location map <br />Proposed Subdivision <br />Public hearing notice <br />Listing of properties notified <br />Public hearing minutes dated March 7, 1989 <br />County Engineer letter regarding road access of Lots 7 and 8, Block 1 <br />dated December 28, 1988. <br />City Engineer's report (February 28, 1989) <br /> <br />Observations: <br /> <br />On December 6, 1988, the Ramsey Planning and Zoning Commission a motion <br />was made and carried to recommend proceeding to preliminary plat (with the two <br />substandard lots). On December 8, 1988, the Park and Recreation Commission <br />moved to accept ten percent (10%) of fair market value as park dedication. On <br />March 7, 1989, the Ramsey Planning and Zoning Commission conducted a public <br />hearing. On March 13, 1989, the Ramsey Planning and Zoning Commission <br />granted preliminary plat approval of Oak Run Addition with the following <br />conditions: <br /> <br />That variances to lot size and a common access onto a major <br />thoroughfare be granted to Lots 7 and 8, Block 1. <br /> <br />That trees and plantings on Lot 7, Block 1, be limited so as to <br />not restrict visibility onto C.S.A.H. No. 5. <br /> <br />That the Developer complies with all items contained in the <br />City Engineer's report dated February 28, 1989. <br /> <br />D. That Coquina Street be black-topped. <br /> <br />The right of access to the County Highway from Lots 6, 7, and <br />8, Block 1, should be dedicated to Anoka County with the <br />driveway access location indicated for Lots 7 and 8. <br /> <br /> <br />
