Recommendations: <br /> <br />Staff recommends approval of the preliminary plat contingent upon meeting <br />variances on the items not in compliance and providing a plan for upgrading <br />Coquina Street Northwest and other requirements as stated in the City Engineer's <br />report dated February 28, 1989. It should be noted that Coquina Street Northwest <br />is currently an unimproved city street with several residents. The developer has <br />provided drainage and topographical maps and is determining if the street <br />improvement (hard-surfacing) should be by petition of ~.1.1 the benefitting property <br />owners. Staff position is that the petitioning of street improvements is probably <br />the best format.
