Bauer <br />6131 Green Valley Road <br />Anoka, MN. 55303 <br /> <br />Regarding: <br /> <br />Proposed subdivision at CSAH ~5 Coquina Street <br />NW in the City of Ramsey <br /> <br />Dear Mr. Bauer: <br /> <br />We have reviewed your request for an access for Lots 7 and 8, <br />Block 1, of your proposed subdivision of property at CSAH 5 <br />and Coquina Street. <br /> <br />Providing that the lot layout scheme and street pattern is <br />acceptable to the city of Ramsey, we will permit an access <br />along the common lot line for Lots 7 and 8. It should be <br />noted that any access in a curve, especially on the inside of <br />a curve, is not very desirable. Visibility from the inside of <br />a curve is limited. In this particular situation, any trees <br />and/or brush on Lot 7 which hinder visibility to the south, <br />should be removed. The speed limit on CSAH 5 is 55 mph and <br />should not be expected to be reduced. Buyers of these two <br />lots should be made aware that extra caution is necessary when <br />exiting onto the highway. The right of access to the county <br />highway from Lots 6, 7 and 8, Block 1, should be dedicated to <br />Anoka County with the driveway access location indicated for <br />Lots 7 and 8. This will prohibit any other driveways from <br />accessing the county highway. Buyers should also be made <br />aware of this restriction. The existing 60 foot right-of-way <br />is acceptable for the county highway and any drainage and <br />utility easements should be outside the right-of-way. <br /> <br />If you should any questions, please feel free to contact me. <br /> <br /> Sincerely, <br /> <br /> William A.
